A factory electrical fit out contractor is not simply there to install cable, sockets and lighting. They are responsible for creating an electrical system that supports your production process, protects people and equipment, and gives your operation room to change. Get the planning wrong and the result can be restricted machine capacity, costly disruption, difficult maintenance and avoidable compliance concerns.

For factory owners, operations managers and facilities teams, the priority is clear: electrical work must be safe, properly documented and completed with as little effect on output as possible. That calls for a contractor who understands industrial environments as well as electrical installation.

What a Factory Electrical Fit Out Contractor Should Deliver

A factory fit out usually begins before any installation work takes place. A competent contractor should assess the building supply, existing distribution equipment, loading requirements and the practical layout of the site. They need to understand what is being manufactured, where materials move, how machinery will operate and when production can safely be interrupted.

The scope may include new three-phase supplies, distribution boards, containment, machinery feeds, task lighting, emergency lighting, small power, data provision, external lighting and EV charging infrastructure. The right solution is rarely a standard package. This does not mean every project can be completed without disruption. A major supply upgrade or switchgear replacement may require a planned shutdown. The difference is in how that shutdown is prepared. Clear sequencing, early communication and tested contingency plans help prevent a short isolation from becoming a longer operational problem.

A site survey should identify constraints that are easy to miss on a plan. These include overhead crane routes, forklift traffic, restricted access at height, hazardous zones, stored materials and shared supplies serving more than one part of the premises. Addressing them early allows the installation team to work safely and helps the project stay on programme.

Capacity Must Be Based on Real Demand

One of the most common fit out mistakes is assuming an existing supply can carry additional load because there is spare space in a distribution board. Physical ways in a board do not confirm available electrical capacity.

A proper assessment considers maximum demand, diversity, starting currents, phase balance and the characteristics of the machinery being installed. Equipment such as compressors, welders, extraction systems and large motors can place very different demands on a supply from office circuits or general small power.

Where capacity is limited, the answer may be a new sub-main, distribution upgrade, load management arrangement or a conversation with the network operator. It depends on the size and timing of the project, but the decision should be based on measured and calculated demand rather than assumptions.

Energy monitoring can be particularly useful at this stage. It can reveal peak demand periods, equipment that is using more power than expected and opportunities to move non-critical loads. This supports better design decisions and can help control ongoing energy costs after the fit out is complete.

Compliance and Safety Need to Be Built In

Industrial electrical work must be designed, installed and verified to the relevant standards and site requirements. Compliance should not be treated as paperwork added at the end of a job. It starts with suitable equipment selection, correct installation methods, safe isolation procedures and appropriate testing.

Your contractor should be able to explain the testing and certification you will receive, including electrical installation certification and test results for new work. Where existing circuits are retained or altered, inspection may also be needed to establish their condition before they become part of the wider installation.

Emergency lighting, safe access to electrical equipment, protective devices, earthing arrangements and clear circuit identification all deserve close attention. In a busy working environment, these measures help protect employees, contractors and visitors while supporting your responsibilities as a duty holder.

There is also a practical case for designing with maintenance in mind. If a distribution board is positioned behind stored stock, or isolators cannot be reached safely, routine work becomes slower and riskier. A thoughtful layout makes periodic testing, fault finding and planned maintenance more straightforward.

At completion, your facilities team should not be left to work out what has changed. Clear handover information provides confidence that the installation can be operated and maintained correctly.

This normally includes certificates, test results, circuit schedules and relevant equipment information. For larger or more complex projects, updated drawings, operating guidance and a clear explanation of isolation points can be equally valuable. Keep these records available for future maintenance, alterations and compliance checks.

Questions to Ask Before Appointing a Contractor

Experience in commercial and industrial work matters because factory projects involve more than installation quality alone. You need confidence in planning, communication and working safely within an active site.

Ask how the contractor will survey and assess the existing electrical system. Discuss how they plan to manage production-critical isolations, what testing will be completed, and who will coordinate the work on site. A detailed quotation should set out what is included, any assumptions made and potential factors that could affect cost or programme.

It is also sensible to ask how future growth will be accommodated. If you expect another machine, additional shifts or an extension, raising it at the outset can avoid paying twice for containment, distribution alterations or supply capacity later.

Look for a contractor who communicates directly, provides realistic timescales and is prepared to identify risks rather than promising a simple answer before the site has been assessed. The cheapest initial price is not always the lowest operational cost if it creates disruption, limits capacity or leaves your team with poor documentation.
